THE NUMBERS

Visitors spent $415.2 million here in 2025

That covers Danville and Pittsylvania County together, not the city on its own. It is a 50.9% increase over 2024, and the second year running that this region led Virginia in visitor-spending growth.

The City tracks recreation spending separately and puts it at $207 million, up 86.9% year over year. That is a different measure from total visitor spending, and it is the one moving fastest. The City credits Caesars Virginia, VIRginia International Raceway, the Danville Science Center, the Danville Museum of Fine Arts & History, the Olde Dominion Agricultural Complex and the region's festival calendar.

WHERE IT SITS

On US-29, between the Carolinas and Virginia

Danville sits on the Virginia and North Carolina line, between the Piedmont Triad and Southside Virginia. Close enough to pull customers from the bigger metros, far enough out that your rent is not priced like theirs.

CAESARS VIRGINIA
OPEN SINCE DECEMBER 2024

Caesars brought 320 hotel rooms to town

The permanent Caesars Virginia resort opened on December 12, 2024, a $750 million build about three miles from this block. It runs to 587,000 square feet: 320 hotel rooms, more than 90,000 square feet of gaming, a spa, a pool, bars and restaurants, and a 50,000-square-foot meeting and convention space that converts to a 2,500-capacity entertainment venue.

Caesars Virginia · Danville

In its first year the resort took more than $386 million in gaming revenue and it now runs about 175,000 guests a month. The slot count is somebody else's problem. What it means for a kitchen is that people drive in from out of town, book a room and go looking for dinner. None of that was here before the resort opened.

THE RIVER DISTRICT

The old downtown is being lived in again

The River District takes in the old central business district, the tobacco warehouse blocks and the manufacturing ground around them. This has been the commercial heart of the city for more than a century, and since 2010 it has drawn more than $310 million in private investment.

The City has run several phases of streetscape work through these blocks: new sidewalks and brick pavers, street lighting, benches, landscaping and public outdoor Wi-Fi. 680 Lynn Street sits inside that. The city is spending money on these streets, private developers are converting the buildings above them, and more than a hundred other small businesses are already open around you.

BUILT & BUILDING

What is finished, and what is going up

Dan River Falls is finished and full of residents. Hyatt Studios Riverfront is a construction site on River Street, and Morotock Lofts is a shell being rebuilt with 41 apartments due in summer 2027. Each one below carries a label for exactly where it stands today.

OPEN AND OCCUPIED

Dan River Falls is the old White Mill

The old Dan River Mills textile property, which people here still call the White Mill, has been rebuilt as apartments, offices and commercial space. As of May 2026 more than 270 people were living in it, and the tenant list includes Dewberry, the Danville Office of Economic Development and Danville Parks and Recreation. It took a 2026 Virginia Business Top Project award.

Hyatt Studios Riverfront is going up on River Street

The City and its development partners broke ground on May 5, 2026. It is 122 extended-stay rooms in roughly 55,000 square feet on River Street, about $35 million of investment. The City describes it as a response to lodging demand from regional healthcare, workforce travel, business activity, the Accelerated Training in Defense Manufacturing program and casino-related travel. Today it is a construction site. Nobody has checked in yet.

Ground broke on July 1, 2026 at the historic Morotock Manufacturing Company building, 18 North Floyd Street. The roughly $15.5 million redevelopment creates 41 apartments, 17 of them workforce housing, plus two leasable office spaces and shared amenities. Completion is expected in summer 2027.

BERRY HILL

Two of Virginia's biggest job announcements landed here

Twelve miles west of downtown, the Southern Virginia Megasite at Berry Hill has gone from empty acreage to the address on some of the largest industrial commitments in the state. Announcements do not fill a dining room; paychecks do. So each project below is marked for exactly where it stands today.

UNDER CONSTRUCTION SINCE MAY 2026

Microporous is building right now

Microporous is putting up a $1.6 billion lithium-ion battery separator plant, expected to bring more than 1,800 jobs at an average wage of about $61,000. Construction began on May 22, 2026, a fourteen-month build targeted for completion in the third quarter of 2027. It is the megasite's first tenant, and there are hard hats on the ground today.

APPROVED · LAND ACQUIRED · NOT UNDER CONSTRUCTION

STACK Infrastructure is approved and the land is bought

STACK plans an AI data center campus on nearly 3,000 acres at the same megasite, a stated investment of up to $100 billion and 2,500 permanent jobs at a minimum average salary of $80,500. The land was purchased for roughly $720 million, the local performance agreement was approved in May 2026, and the company confirmed in June 2026 that it is moving forward.

It is not under construction. The first phase is scheduled to close no later than June 2027 and the remaining phases by 2031. That puts the paychecks in the back half of the decade. None of it is on the street today, and I would rather you plan around that than be sold on a headline.

For the first time in a generation, more people are moving in than out

Danville recorded net in-migration of roughly 2,261 people between 2020 and 2025, and Pittsylvania County turned positive too. That happened before any of these jobs arrived. Added up, the region's recent announcements come to more jobs than Pittsylvania County lost over the preceding twenty-five years.

Migration and employment figures reported by Cardinal News from Census and Bureau of Labor Statistics data. Announced jobs are commitments, not people currently employed.

THE RIVER

You can walk to the Dan River from the door

Danville's Riverwalk Trail runs roughly 12 miles along the Dan, and the River District meets it at the downtown riverfront and at the Crossing at the Dan. The nearest access from 680 Lynn Street is a 0.35-mile walk, about 8 minutes. That is routed on the sidewalk, not measured in a straight line.

OPEN SINCE MAY 1, 2026

Riverfront Park opened with no parking lot

After three years of construction and roughly $16 million, the city opened Riverfront Park on May 1, 2026. It holds the Otter's Den playground, with a fourteen-foot otter slide and a twenty-foot climbing tower wrapped around an enclosed spiral slide. It also holds the Springs splash pad and its 52 jets, a 200-foot pedestrian pier over the Dan, a kayak launch, ping-pong tables and an open lawn built for concerts and events.

The city built it without a dedicated parking lot, on purpose, to keep the ground green. People park in the district and walk in. The park runs straight into the Riverwalk Trail and up to the fountain on Main Street, and it is a 0.76-mile walk from Suite J's door, about 16 minutes.

There is a calendar, and it repeats

Carrington Pavilion sits at the Crossing at the Dan, a short walk from the building, and it books a season of outdoor concerts and events. The Danville Harvest Jubilee has been running since 1980. The Fourth of July celebration and its fireworks are held there too. Check the city's events calendar for what is booked this year.

A published calendar of ticketed evenings inside walking distance beats any general claim about foot traffic. You can pin it up in the office and staff against it.

DINING

People already come downtown to eat and stay a while

You would not be building a destination from scratch. Independent restaurants, bars and coffee shops are already pulling people into these blocks, and every one of them makes your corner easier to find.

  • Golden Leaf Bistro, 215 Craghead Street · full-service restaurant and lounge
  • Me's Burgers & Brews, 215 Main Street
  • 301 Tavern, 301 Craghead Street · opened April 2026
  • El Patio Mexican Bar & Grill, 510 Spring Street · opened winter 2025–26
  • Cotton at Riverside Mill, 109 Bridge Street
  • Links Coffee House, 319 Craghead Street

Opening here means joining a block people already have a reason to visit. You would not be carrying the whole downtown on your own.

680 Lynn Street, Danville, VA 24541. A 55,000+ SF brick property in the historic River District, divided into five roughly 7,000 SF sections. Suite J is the restaurant.

The existing commercial kitchen line in Suite J, stainless steel, range, griddle and exhaust hood
Suite J · existing kitchen line

Suite J is approximately 7,000 square feet of working restaurant, most recently Boston's Restaurant & Sports Bar. What stayed in the room when it closed:

  • Existing commercial kitchen and commercial exhaust hood
  • Full-length bar with back-bar and taps
  • Dining rooms and lounge seating
  • Private outdoor courtyard, about 2,000 SF of brick patio
  • Live-music stage, gas fireplace and mounted TVs
  • ADA-accessible entrance and shared on-site parking
  • Existing restaurant furniture and equipment, included at no extra rent
  • Room to negotiate tenant-specific improvements

Starting from an existing restaurant environment rather than a retail shell may substantially reduce the scope and cost of the work required to open. It does not eliminate it. Every operator should independently verify equipment condition, permitting, code compliance, licensing and suitability for their own concept.

Suite J is sitting empty with its kitchen and bar still in it, in one of Danville's most active redevelopment districts. I'd love to walk you through it in person, or over live video if you're out of town.

I'm one of two owners here and I show the space myself, so there's no listing broker in the middle. A question about the hood or the build-out gets an answer from the person who can give it.
